About Green Valley Ranch
Overview & history
American Nevada Corporation, the Greenspun family company that opened Green Valley in 1978, started Green Valley Ranch in 1994; the homeowners association was registered with the state on April 15, 1994. In 1996 the city approved a resort as part of a larger mixed-use project, and Green Valley Ranch Resort, Spa & Casino opened on Dec. 18, 2001 as a joint project of American Nevada and Station Casinos. Station Casinos has owned the resort outright since June 2011.
Location & getting around
The 215 Beltway runs along Green Valley Ranch, with an interchange at Green Valley Parkway. Paseo Verde Parkway is the main street through the community, passing the resort at 2300 Paseo Verde Pkwy., Discovery Park and Paseo Verde Park. The Paseo Verde Library sits near the corner of Green Valley Parkway and Paseo Verde Parkway, and the Green Valley Parkway interchange connects the community to the rest of Henderson and the valley by freeway.
The District, parks & the library
The District at Green Valley Ranch opened at I-215 and Green Valley Parkway in April 2004, with a second phase in August 2005. It is a pedestrian "Main Street" of shops, restaurants, offices and condos, and is described as the Las Vegas Valley's first mixed-use project, ahead of Town Square (2007) and Downtown Summerlin (2014). Phase one covered about 30 acres, with seven buildings, 88 condominium units, about 195,000 sq ft of retail and a 65,000 sq ft office building.
- Discovery Park (2011 Paseo Verde Pkwy.): a 20-acre city park with ball fields, tennis and volleyball courts, a walking course and playgrounds.
- Paseo Verde Park (1851 Paseo Verde Pkwy.): 8 acres with basketball, tennis and volleyball courts, horseshoes and picnic shelters.
- Paseo Verde Library (280 S. Green Valley Pkwy.): a Henderson District Public Libraries branch with a glass-walled reading room and a genealogy room.

Green Valley Ranch is one of three main sections of the original Green Valley master plan, after Green Valley North (1978) and Green Valley South (begun around 1985). Instead of named villages, it is organized as a set of separate subdivisions, each with its own sub-association under the master. Some of those sub-associations have gated entries and private streets. The District adds condominium living, with 88 units in its first phase above and beside the shops. Homes currently listed were typically built between 1996 and 2005.
