About Siena
Overview and history
Siena is an age-restricted 55+ community inside the Summerlin master plan. The Siena Community Association says the vision for the community was set in 1998, and homes were built between 2000 and 2006. At build-out the community covers 667 acres and holds 2,001 homes, split between detached single-family houses and attached villas. It is one of two gated country-club developments in Summerlin, the other being Red Rock Country Club.
Summerlin South is an unincorporated census-designated place in Clark County, so Siena sits outside Las Vegas city limits even though homes carry a Las Vegas mailing address (ZIP 89135).
Location and getting around
Siena sits about a quarter-mile from the I-215 Beltway. The association lists Flamingo Road, Tropicana Avenue, Town Center Drive and Hualapai Way as its bounding roads. Two staffed gates control entry: the Main Gate at 10539 Siena Monte Avenue, north of Tropicana, and the Tropicana Gate at 4925 Fiore Bella Boulevard, south of Tropicana. Gate staff are on site around the clock.
Golf, clubhouse and recreation
The Siena Golf Club is an 18-hole, par-72 course designed by Brian Curley and Lee Schmidt that opened in 2000 and plays 6,843 yards from the Gold tees. The course weaves through the entire community, and it is open to the public for tee times. Its 15,000 sq ft clubhouse has a golf shop, the Grille Room and a patio looking over Lake Siena, the driving range and the 18th green. Browse Siena golf course homes if a fairway lot is on your list.
Resident amenities include:
- Community Center – 39,000 sq ft with a ballroom, rotunda and library, art, ceramics, sewing and music rooms, billiards, card rooms and a computer classroom.
- Health and Fitness Center – 16,000 sq ft with indoor and outdoor pools, saunas, steam rooms and a salon and spa.
- Courts – four tennis courts, four pickleball courts and bocce courts.
- Trails – walking and biking paths within the community.
Homes in Siena
Siena offers two main home types. Attached villas run roughly 1,040 to 1,378 sq ft, while single-family homes range from about 1,235 to 3,192 sq ft. Because every home was built between 2000 and 2006, the housing stock is consistent in age, and many lots back to the golf course or look toward the Spring Mountains. When comparing listings, note whether a home is a villa or a detached house, how close it sits to the community center or the Tropicana Gate, and whether it has a course view. HOA structure
Siena is run by the Siena Community Association at 10525 Siena Monte Avenue, governed by an elected Board of Directors with resident committees. Because Siena also sits within Summerlin, owners should confirm on each listing which association dues apply. Currently the median total monthly HOA dues on Siena listings are $331. The dues fund the gates, community center, fitness center and common grounds; golf is operated separately as a public course.
Buying in Siena now
