About Henderson
Living in Henderson
From Wartime Townsite to Nevada's Second City
Henderson began as a factory town. The Basic Magnesium plant was built in 1941–1942 to produce magnesium for World War II aircraft and munitions, and at its peak it made about 25% of the nation's supply. Housing for its workers, known as the Basic Townsite, went up between the older settlements of Pittman and Midway, and that townsite is today's downtown Henderson. When the war ended the town could have been dissolved, but in 1946 the Nevada Legislature authorized the Colorado River Commission of Nevada to buy the wartime industrial plants, which kept it going. Henderson incorporated on April 16, 1953, with about 7,500 residents.
Today it is the second most populous city in Nevada, after Las Vegas. Henderson counted 317,610 residents in the 2020 census, and its population was estimated at 353,289 in 2025. The city covers about 107 square miles at an elevation of about 1,867 feet, filling the southeastern corner of the Las Vegas Valley about 16 miles from Las Vegas.
Master-Planned Communities and Areas
Much of Henderson's housing sits inside large master-planned communities, each with its own layout and amenities:
- Green Valley, opened by American Nevada Corporation on October 24, 1978, was Southern Nevada's first master-planned community, predating Summerlin. It spans about 8,400 acres. Its Green Valley Ranch section began construction in 1994 and includes The District at Green Valley Ranch, a mixed-use shopping and dining center.
- Anthem, in southern Henderson, was developed by Del Webb and opened in 1998, growing to more than 5,000 acres. It includes Sun City Anthem, an age-restricted community, along with Anthem Country Club and Coventry Homes at Anthem.
- Seven Hills was developed in the mid-1990s about 7 miles from the Las Vegas Strip and is home to Rio Secco Golf Club.
- MacDonald Highlands is a 1,320-acre guard-gated community in the foothills of the McCullough Range, established in the late 1990s and built around DragonRidge Country Club, an 18-hole championship course with views of the Strip.
- Lake Las Vegas is built around a 320-acre man-made lake, with a 3,592-acre development surrounding it. Construction and lake filling began in 1991, and today it has resort hotels, a golf course and residential neighborhoods on the water.
- Cadence, in eastern Henderson along Lake Mead Parkway, is centered on a Central Park of nearly 50 acres with pools, splash pads and trails. Inspirada is another master-planned community in southern Henderson.
Getting Around
Henderson is served by Interstate 11, the I-215/CC-215 beltway, Boulder Highway (SR 582) and Lake Mead Parkway. Interstate 11 runs through the city together with US-93 and US-95; in 2024 the old I-515 signs through the valley were replaced with I-11 signs. The Las Vegas Beltway runs about 50 miles around three-quarters of the valley, linking Henderson with North Las Vegas and connecting to Harry Reid International Airport. Boulder Highway is the main surface road between Henderson, Las Vegas and Boulder City.
For private pilots, Henderson Executive Airport is a general-aviation reliever airport owned by Clark County and run by the Clark County Department of Aviation, with runways of 6,501 and 5,001 feet.
Parks, Trails and the Outdoors
Henderson has a large city network of parks and trails, and several of the valley's best-known outdoor areas sit on its edges. The Henderson Bird Viewing Preserve is a 140-acre city-run site with nine ponds and about 5 miles of trails on the Pacific Flyway migration route. Clark County Wetlands Park, the largest park in the Clark County system, follows the Las Vegas Wash on the east side of the valley toward Lake Las Vegas, with a nature center and walking trails.
The paved River Mountains Loop Trail runs about 34 miles, connecting Henderson with Boulder City and Lake Mead National Recreation Area. Just south of the city, Sloan Canyon National Conservation Area covers 48,438 acres managed by the Bureau of Land Management and holds more than 300 rock-art panels; one of its trailheads is in Anthem Hills.
Sports, Colleges and Landmarks
Lee's Family Forum, a city-owned arena at 200 South Green Valley Parkway that opened in 2022 as The Dollar Loan Center, is home to the AHL's Henderson Silver Knights. The Las Vegas Raiders' headquarters and training facility, the Intermountain Health Performance Center, is also in Henderson.
For higher education, Nevada State University, founded in 2002 and renamed from Nevada State College in 2023, has a 509-acre campus in southeastern Henderson near the McCullough Range. The College of Southern Nevada has one of its three main campuses in the city. Green Valley's public schools are part of the Clark County School District.
Homes and Housing Types
Henderson's housing reflects decades of master-planned building, from Green Valley in 1978 to Anthem in 1998 and Cadence and Inspirada more recently. Buyers can choose golf-course settings at Anthem Country Club, Rio Secco or DragonRidge, a guard-gated hillside community in MacDonald Highlands, lakeside homes at Lake Las Vegas or an age-restricted community such as Sun City Anthem. The median home listed right now is about 2,032 square feet.
Homeowners associations come with most master-planned living. Currently 88% of Henderson listings carry HOA dues, with a median of $145 a month among those that do, so review each community's dues and rules before you make an offer.
Water and Utilities
Henderson is one of the seven member agencies of the Southern Nevada Water Authority, and Southern Nevada gets nearly 90% of its water from the Colorado River. NV Energy provides electric service across the Las Vegas Valley, including Henderson.
