About Cadence

Overview & history

The land under Cadence has deep roots in Henderson's history. The city began around the Basic Magnesium plant, built in 1941 for the federal government to produce magnesium during World War II. Basic Management Inc. (BMI) held the surrounding land from the 1950s. BMI created The LandWell Company in 1992 to develop it, and its subsidiary Basic Remediation Company, formed in 1999, cleaned up the 2,200 acres east of Boulder Highway that became Cadence.

Groundbreaking came in August 2013 and home sales began in December 2014. At buildout the plan allows for up to 12,250 homes and 1.1 million sq ft of commercial space, including an urban core planned for retail and offices. The community's official site says it has been named one of the top 10 best-selling master-planned communities in the nation.

Location & getting around

Cadence sits in east Henderson off Lake Mead Parkway, near the spot where Boulder Highway meets East Lake Mead Parkway. Lake Mead National Recreation Area is minutes away, and Sunset Road runs through the community past Central Park and the association office.

Parks, trails & amenities

Almost 450 acres of Cadence are open space. Highlights include:

  • Central Park (1125 E. Sunset Rd.): nearly 50 acres with a six-lane lap pool that looks out at the Las Vegas Strip, a 2,000 sq ft splash pad, two amphitheaters, a pond with a walking trail, a Fitness Court, pickleball courts, playgrounds and fire pits.
  • Sunset Road Linear Park: bounce pads, play structures, table tennis and cornhole along Sunset Road north of Cadence Vista Drive.
  • Adventure Playground, plus 10 neighborhood parks and dog parks spread through the community.
  • Trails: 30 acres of trails with access to the regional trail system.
  • Sports park: a 100-acre sports park in the master plan.

Homes & neighborhoods

Cadence offers single-story, two-story and three-story detached homes along with townhomes and duplexes. Builders named on the official site include Beazer, Century Communities, D.R. Cadence also includes an age-restricted 55+ neighborhood, Heritage at Cadence by Lennar. It is gated, planned for about 980 attached and single-family homes, and built around the 22,713 sq ft Heritage Recreation Center, which has an indoor lap pool, a fitness center, outdoor pools, bocce and pickleball. The rest of Cadence is not age-restricted. Pinecrest Academy, a tuition-free public charter school, opened its Cadence campus in August 2016.

HOA structure

Every home belongs to the Cadence Residential Community Master Association, which is managed by CCMC from an office at 1170 E. Sunset Rd., Suite 101. Some neighborhoods, including Heritage at Cadence, add a sub-association, and some townhome and condo neighborhoods also carry separate assessments that are not HOA dues. Right now 100% of listings show HOA dues, with a median total of $75 a month.
