Guard-gated homes on the Las Vegas market right now number 3,622, with a median list price of $480,000. No single community dominates. The largest groups are in Summerlin West, Summerlin South and Summerlin North (all typically over $1M), Southern Highlands, Skye Canyon, Mountains Edge and Rhodes Ranch, the last three usually in the $500K to $750K range. By ZIP code, 89138, 89109, 89166, 89135 and 89113 each hold a similar slice.
The mix is wider than the name suggests. A little over half are single-family houses, about a quarter are condominiums, and townhouses and high-rise condos make up smaller shares.
