About Providence
Overview and history
Providence recorded its first home sale in 2006, and the first residents moved in in March 2007. Focus Property Group, which also developed Mountain's Edge, planned the community on 1,200 acres in the Centennial Hills area of northwest Las Vegas. Sales moved quickly: Providence logged 726 net sales in 2013, ranking 7th among the nation's fastest-selling master-planned communities, and it shared that top-10 list with Mountain's Edge as the only Nevada entries. The Brownstones at Providence was the last new-home neighborhood to break ground, so today Providence is essentially a resale market. The community takes its name from Providence, Rhode Island, and its parks carry names drawn from classic American literature.
Location and getting around
Providence sits off the northern leg of the 215 Beltway at Hualapai Way, in the 89166 and 89149 ZIP code area. The Beltway links the community to U.S. 95 and the rest of the valley, and the master association office is at 7175 N. Durango Drive. As part of Centennial Hills, Providence shares that area's city-run amenities, including the 120-acre Centennial Hills Park, the YMCA-operated Centennial Hills Center and the Centennial Hills Library, all along N. Buffalo Drive. Farther north, Floyd Lamb Park at Tule Springs covers 680 acres with fishing ponds, trails and the historic Tule Springs Ranch.
Parks and trails
Three community parks anchor Providence, all connected by walking trails and bike paths:
- The Promenade — the first park, a half-mile linear park built in 2008.
- Knickerbocker Park — 15 acres at 10695 Dorrell Lane, opened December 10, 2011, with a dog park and views of the Las Vegas skyline. It is named for Washington Irving's Knickerbocker tales, including Rip Van Winkle and The Headless Horseman, and was funded by home sales and the Providence Master HOA.
- Huckleberry Park — at the southwest corner of Farm Road and Egan Crest Way, named for Mark Twain's Huckleberry Finn. It opened in phases beginning in late 2014 and has large and small dog parks, a multiuse events field, full-court basketball, an outdoor stage, picnic areas and shade ramadas.
Homes and neighborhoods
The master association describes Providence as 27 neighborhoods with more than 5,600 homes. Neighborhood names you will see on listings include Highgate by Pardee and the Brownstones at Providence, the final new-home section. Henry & Evelyn Bozarth Elementary School, at 7431 Egan Crest Drive, opened in August 2009 within the Providence area. With the first homes sold in 2006 and the Brownstones at Providence closing out new construction, resale listings here span the full range of the community's build-out years. HOA structure
Every Providence home belongs to the Providence Master Homeowners Association, which covers all 27 neighborhoods and funded and maintains the three community parks. Individual neighborhoods may also have their own sub-associations, so total dues vary by street. Right now the median total monthly HOA dues on Providence listings are $104, and 100% of current listings report HOA dues.
Buying in Providence now
Providence currently has a median list price of $454,400, with most homes listed between $408,000 and $670,000. 203 homes have sold here in the last 12 months.
