About Rhodes Ranch
Overview and history
Developer Jim Rhodes announced the community in 1996 after acquiring 1,330 acres, including 950 acres bought from the Bureau of Land Management in March 1996. Rhodes Ranch Golf Club opened on November 6, 1997. The plan was first drawn up as an adults-only community, but by 1998 it was open to buyers of all ages. A 23-acre shopping center was added in 2004, and the entrance carries "Rhodes Ranch" letters in the style of the Hollywood Sign.
After Rhodes Companies filed for Chapter 11 in 2009, creditors took control. Dunhill Homes was chosen to continue building in 2010, and Century Communities bought Dunhill and Rhodes Ranch in 2014.
Location and getting around
Rhodes Ranch is in the southwest valley. From the 215 Beltway, take Durango Drive south to Rhodes Ranch Parkway. The community has two guard-gated entrances and 24-hour roving patrols. Miles of landscaped walking trails wind through the neighborhoods along the golf course, and the 23-acre shopping center added in 2004 handles everyday errands.
Golf
Rhodes Ranch Golf Club is an 18-hole public, daily-fee course designed by Ted Robinson on 162 acres. It has eight lakes and more than 3,500 palm trees, plays to par 71 (changed from 72 in 2017), holds a 4-star rating from Golf Digest, and has a covered driving range. Recreation center and Fun Zone Water Park
The 35,000-square-foot recreation center includes a full-length indoor basketball court, two racquetball and handball courts, a fitness room, a library, meeting rooms and billiards. Outside are:
- A 25-meter lap pool, three spas and four covered cabanas
- Four lighted tennis courts, a lighted basketball court and two sand volleyball courts
- A playground
The Fun Zone Water Park is for residents only. It has a 13,000-square-foot lagoon pool and a 10,000-square-foot water play area with three speed slides and five smaller slides, and the Review-Journal called it the only private water park of its kind in Southern Nevada. A newer park opened on the south side of the community in 2014 with grass play areas, a playground, picnic tables and barbecue areas.
Homes and HOA
The Rhodes Ranch Association covered 3,795 single-family homes in 2018, with buildout planned at about 4,000. Neighborhoods were built first by the Rhodes companies and later by Dunhill Homes and Century Communities, so floor plans and home ages vary across the community. When comparing listings, look at the year built, the lot and whether the home sits on the golf course, since those details vary from street to street. Browse gated homes in Rhodes Ranch.
FirstService Residential has managed the Rhodes Ranch Association since August 2018. No official list of sub-associations is published, so read the HOA details on each listing for the total dues. Right now the median total monthly HOA dues on listings is $225.
