Overview and history

The project started out as Olympic Highlands and was renamed Southern Highlands in November 1998 after concerns from the U.S. Olympic Committee. Clark County approved its development agreement and zone change on November 18, 1998, and amended it in December 1999. The agreement allows at most 8,500 homes and plans about 1,549 acres of single-family housing, a 230-acre golf course, regional and neighborhood shopping, and public parks. Developer Olympia Companies markets more than 20 communities within the plan.

The county's land-use plan also set aside about 450 acres for regional commercial uses, 43 acres for community commercial and 129 acres for public facilities and parks. The development agreement provided for seven public neighborhood parks totaling about 40 acres, elementary school sites and a fire station. By December 31, 2002, 3,911 home permits had been issued, so the oldest neighborhoods date to the plan's first few years.

Location and getting around

Clark County's boundaries are Interstate 15 on the east, Cactus Avenue on the north, Jones Boulevard on the west and Larson Lane on the south. Olympia puts the community about 12 minutes southwest of the Las Vegas Strip. Southern Highlands Parkway runs through the middle, and the Southern Highlands Parkway Trail follows it for 6.16 miles as a concrete street-side path for walking and cycling.

Everyday shopping is inside the plan. Southern Highlands Marketplace is a 190,000-square-foot center on 21 acres at Cactus Avenue and Southern Highlands Parkway, anchored by Smith's and Walgreens. Fire Station Plaza adds 28,000 square feet of shops at Valley View Boulevard and Southern Highlands Parkway.

Golf, parks and amenities

Southern Highlands Golf Club is a private course designed by Robert Trent Jones Jr. with Robert Trent Jones Sr. It plays 7,380 yards, and its 42,000-square-foot clubhouse was ranked No. 1 by Golf Digest in 2015. See golf course homes in Southern Highlands.

The HOA maintains a network of community parks and open space:

• Goett Family Park, home of the Jaynes Family Splash Park
• Somerset Hills, Stonewater, Inzalaco and Jimmy Pettyjohn Jr. parks
• Doctor Harry B. Johnson Rose Garden
• Cactus Jones Dog Park and Fire Station Dog Park
• The Paseo, a walking and biking path that winds through the community

The community also has a 10,000-square-foot fire station, a Boys & Girls Club of Southern Highlands, and Southern Highlands Preparatory School, a private school that opened in August 2003.

Homes and neighborhoods

The HOA lists more than 60 neighborhoods, including Olympia Ridge, Tuscan Cliffs, The Foothills, Vintage Valley, Toscana Vineyards, Cortona Hills, Siena Vista, Monterosso Premier, Stonewater Blue Heron and The Legends. HOA structure

Every home falls under the master association, the Southern Highlands Community Association, which operates as Southern Highlands HOA from 11411 Southern Highlands Parkway. Many neighborhoods also have their own sub-association with separate dues, while others are listed as having no sub-association and fall directly under the master. Right now the median total monthly HOA dues on listings is $214.
