Overview and history

North Valley Enterprises, a joint venture of American Nevada Corporation and Del Webb, bought the Aliante land at a Bureau of Land Management auction in May 2001. Construction began in August 2002, and the official grand opening was May 3, 2003. Aliante was the sixth top-selling master-planned community in the U.S. in 2004, and today it contains more than 6,600 single-family homes. Most of Aliante is open to buyers of any age; only the Sun City Aliante section is an age-restricted 55+ community.

Location and getting around

Aliante sits in northern North Las Vegas, with Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street as its approximate edges. Sun City Aliante's association puts the community about 14 miles north of the Las Vegas Strip. The Aliante Casino + Hotel + Spa, which opened in 2008 as Aliante Station and was bought by Boyd Gaming in 2016, is inside the master plan. The South Unit trailhead of Tule Springs Fossil Beds National Monument, the Aliante Loop, is at Aliante Parkway and Moonlight Falls Avenue.

Golf, parks and trails

About 428 acres of Aliante are set aside for recreation and public uses, connected by 24 miles of paved, lighted trails that link neighborhoods to parks, schools and shopping.

• Aliante Golf Club — an 18-hole, par-72 public course at 3100 W. Elkhorn Road, designed by Gary Panks and opened in 2003. It plays 7,022 yards from the back tees and has four ponds and two waterfalls. See Aliante golf course homes.
• Aliante Nature Discovery Park — 20 acres around a man-made lake and waterfall, with a dinosaur-themed playground, a fossil-dig sandbox, a splash pad and an amphitheater.
• Deer Springs Park — 10 acres with ball fields, basketball and picnic ramadas.
• Aviary Park — 15 acres with lighted soccer and baseball/softball fields.

The Aliante Library, a North Las Vegas Library District branch at 2400 W. Deer Springs Way, opened on May 24, 2006, as a 15,900-square-foot building.

Homes and neighborhoods

Sun City Aliante is a Del Webb community of 2,028 homes built from 2003 to 2008 and is an age-restricted 55+ community. Its community center at 7394 N. Aliante Parkway has an indoor pool, spa, sauna, fitness studio, billiards and event rooms. Browse 55+ homes in Aliante. The community's development plan also called for two elementary schools and a middle school to be built by the Clark County School District.

HOA structure

Aliante is governed by the Aliante Master Association, managed by FirstService Residential since May 2003, with an office at 2590 Nature Park Drive. Several neighborhoods have their own sub-associations on top of the master, including the Sun City Aliante Community Association and the gated Estates at Aliante. The Sun City Aliante association has been named Outstanding Large Association in Southern Nevada by the Community Associations Institute six times. Right now the median total monthly HOA dues on Aliante listings are $101. Homes in Sun City Aliante or Estates at Aliante pay a sub-association on top of the master, so check each listing's total.
