About Valley Vista
Overview and history
Valley Vista's land was once part of Park Highlands, a large tract bought at a 2005 Bureau of Land Management auction by an Olympia Cos.-led group with plans for 15,750 homes. That project went through bankruptcy in 2009 and 2011 before any houses were built, and North Las Vegas later approved splitting it into Villages at Tule Springs and Park Highlands West. Park Highlands West became Valley Vista. Irvine, California-based SunCal led development and sold large parcels to homebuilders, including about 127 acres to D.R. Horton. The master plan covers more than 600 acres, planned for three parks, a school site and more than 3,500 homes at build-out. Valley Vista was named best master-planned community in the 2019 Best of Las Vegas awards.
Location and getting around
Valley Vista is centered on Decatur Boulevard and Elkhorn Road, just north of the 215 Beltway, with freeway access at the Decatur Boulevard and Aliante Parkway interchanges. It borders the Aliante master plan and is near the Aliante Casino + Hotel + Spa. North of the community, the Tule Springs Fossil Beds National Monument South Unit trailhead is at Aliante Parkway and Moonlight Falls Avenue.
Parks and amenities
Galaxy Park, the third park built in Valley Vista, covers nearly 10 acres and opened with a ribbon cutting in May 2022. It has:
- Two dog parks
- A disc golf course
- Lighted pickleball, volleyball and basketball courts
- Fitness areas and walking paths
The community's parks, sport courts and picnic areas are first-come, first-served, and the association does not take reservations. The original plan called for three parks and a school site; Galaxy Park completed the third park.
Next door, the Aliante master plan adds more public options: the 18-hole Aliante Golf Club on W. Elkhorn Road, the 20-acre Aliante Nature Discovery Park and the Aliante Library on W. Deer Springs Way. Tule Springs Fossil Beds National Monument, established in 2014, protects 22,650 acres of Ice Age fossil beds, and its Aliante Loop trailhead sits north of the community at Aliante Parkway and Moonlight Falls Avenue.
Homes and neighborhoods
Valley Vista includes both detached single-family homes and attached townhomes. Early neighborhoods included D.R. Horton's Capella Pointe and Gemini Pointe and Lennar's Lyra Pointe and Nova Pointe, and Roxbury at Valley Vista is another named subdivision. Builders bought these parcels from SunCal, and because the master plan includes both product types, a search here can turn up a detached home and a townhome a few streets apart. HOA structure
The master association is Valley Vista Community Association, Inc., a Nevada nonprofit incorporated April 7, 2017, and managed by CCMC from an office at 2550 Nature Park Drive. It oversees 14 subdivisions, which have their own sub-associations and boards, such as the Roxbury at Valley Vista HOA. Where a subdivision is gated, that subdivision maintains its own gates, not the master association. Right now the median total monthly HOA dues on Valley Vista listings are $149.
