About Summerlin

Overview and history

Howard Hughes bought roughly 30,000 acres on the west side of the valley in 1952, and the community is named for his paternal grandmother, Jean Amelia Summerlin. Summa Corporation announced the Summerlin plans in 1988, and a land exchange with the Bureau of Land Management that year traded about 5,000 acres of environmentally sensitive land for about 3,000 developable acres, setting a permanent boundary that protects Red Rock Canyon. The Hills was the first residential community, and the first residents moved in during March 1991. The developer, now The Howard Hughes Corporation, markets the community as Howard Hughes Communities. Summerlin was named New Community of the Year by the Urban Land Institute in 2002 and Master Planned Community of the Year by the National Association of Home Builders in 2020.

Location and getting around

Most of Summerlin is inside Las Vegas city limits, while Summerlin South is an unincorporated area of Clark County. Summerlin Parkway, whose first 4-mile leg opened in 1990, runs through the community, and an eight-mile stretch of the 215 Beltway through Summerlin was finished in 2000. The west side of the community borders Red Rock Canyon National Conservation Area. Downtown Summerlin, a 106-acre shopping, dining and entertainment district that opened in 2014, anchors the center of the plan alongside Red Rock Casino Resort, Summerlin Hospital Medical Center and the Summerlin Library and Performing Arts Center.

Parks, trails, golf and recreation

The developer reports more than 300 parks, nearly 40 of them major community parks of 5 to 90 acres, linked by more than 200 miles of trails. Grand Park, at 90 acres, is the largest Summerlin park to date; Council Park is its 21-acre first phase. The Trails, Vistas and Willows community centers have pools, and there is also a Gardens community center.

Summerlin's communities

Summerlin is organized into distinct communities, each with its own name, parks and mix of homes, built out over three decades. Older communities include The Hills, The Trails, The Pueblo, The Crossing, The Canyons, The Arbors, The Vistas, The Willows, The Gardens and The Paseos. Newer areas to the west and south include Ridgebrook, The Cliffs, Stonebridge, Reverence, Redpoint, Kestrel, Grand Park and La Madre Peaks. The Ridges is the custom-home enclave and sold its final lot in 2023. Sun City Summerlin, a separate age-restricted 55+ community, also sits inside the master plan. HOA structure

The Summerlin Council is the umbrella body. Under it sit the Summerlin North Community Association (incorporated 1990), the Summerlin South Community Association (1991) and the Summerlin West Community Association. Sun City Summerlin, Siena and Red Rock Country Club have their own associations, and many neighborhoods add a sub-association, so total dues depend on the street.
