Pahrump at a Glance

Pahrump is not part of Clark County. It is an unincorporated town at the southernmost tip of Nye County, and it is the county's population center, with 44,738 residents in the 2020 census. Nye County places it approximately 60 miles west of Las Vegas. The census area covers about 329 square miles of valley floor at an elevation of about 2,697 feet, so lots tend to be larger and streets more spread out than in the Las Vegas Valley.

Because Pahrump is unincorporated, it has no city council. The Nye County Board of County Commissioners governs the town, and town advisory committees advise the commissioners on local services. Pahrump once had its own elected Town Board, but voters chose in 2012 to replace it with an advisory board under the County Commission, and the Town Board was disbanded as of January 2015. For a buyer, that means zoning, permits and most local rules come from Nye County rather than a city hall.

A Short History

The name Pahrump comes from the Southern Paiute "Pah-Rimpi", meaning "water rock," a reference to the valley's artesian springs. American settlement began in the late 19th century with large ranches, where settlers grew cotton and alfalfa and raised livestock. Growth picked up in the 1960s, when large-scale land development, telephone lines and a paved road from Las Vegas arrived in the valley. That history of ranch-sized parcels and subdivided land still shapes what is for sale today.

Homes, Lots and Rural Zoning

Much of Pahrump's appeal is room. Nye County's Rural Estates (RE-2) zoning has a 2-acre minimum lot size and allows livestock and other large animals, along with accessory buildings, in a semi-rural setting. County zoning records show manufactured homes in these rural-estate neighborhoods alongside site-built houses and accessory structures, so a single street can mix both.

Getting Around

Nevada State Route 160, known as Blue Diamond Road and the Pahrump Valley Highway, is the main route to Las Vegas. It runs about 80 miles from Las Vegas Boulevard to US 95 northwest of Pahrump and crosses the Spring Mountains at Mountain Springs Summit, 5,502 feet. Nevada State Route 372 also serves Pahrump, heading west toward the California line.

Harry Reid International Airport in Las Vegas is roughly an hour's drive away. In town, Calvada Meadows Airport serves private aircraft.

Outdoors and Things to Do

  • Ash Meadows National Wildlife Refuge, about 23,000 acres in the Amargosa Valley near Pahrump, was established on June 18, 1984. The U.S. Fish and Wildlife Service calls it the largest remaining oasis in the Mojave Desert, with the highest concentration of endemic species in the United States.
  • Devils Hole, home of the Devils Hole pupfish, is a detached unit of Death Valley National Park inside Ash Meadows. Nye County lists Pahrump as about 60 miles from Death Valley National Park itself.
  • Spring Mountain Motorsports Ranch, opened in 2004 on Highway 160, is a private motorsports country club whose longest road-course configuration is 6.1 miles. It offers driving schools, track rentals, club membership and a karting complex.
  • Pahrump has a local wine scene. Sanders Family Winery opened in 2009, and the winery on Winery Road reopened in August 2025 under new ownership as Charleston Peak Winery, named for the Mount Charleston summit visible from the valley.
  • Nye County also lists Mountain Falls Golf Club on Highway 160 and the Pahrump Valley Museum among the town's attractions.

Water, Utilities and Taxes

Water is the biggest difference between buying here and buying in Las Vegas. Homes in Pahrump get water either from a domestic well or from a private water utility such as Pahrump Utility Co. or Desert Utilities. Valley Electric Association provides electricity.

Under a Nevada State Engineer order, drilling a new domestic well in the Pahrump Basin requires relinquishing 2 acre-feet of water rights unless the parcel already has rights dedicated; replacing an existing well is exempt. If a parcel sits inside a water utility's service area with a line in the street, a new domestic well will likely be denied, and a failed well may require hooking up to the utility. When you buy vacant land or a home on a well, confirm the water source, any dedicated water rights and whether a utility line runs nearby before you commit.

Nevada has no state income tax on individuals or corporations, and never has. State law also caps annual property tax bill increases at 3% for an owner's primary residence and up to 8% for other property (NRS 361.4723).

Schools and Healthcare

Public schools in Pahrump are run by the Nye County School District, not the Clark County School District. Pahrump Valley High School was built in 1974. For medical care, Desert View Hospital, opened in 2006, is a 25-bed critical access hospital with an emergency room.
