About Artesia
Overview and history
Artesia at Hafen Ranch was developed by HHH Investments LLC, owned by longtime Pahrump developer Tim Hafen and his relatives. The subdivision was first platted on March 24, 2003, and was built in five phases. In 2018 Phase 5 was described as the final portion of the development, made up mostly of custom and semi-custom homes, and seven builders were active in the community that year.
The name fits the valley: Pahrump comes from the Southern Paiute "Pah-Rimpi," meaning "Water Rock," a reference to the area's artesian wells.
Location and utilities
Artesia sits on the south side of Pahrump, an unincorporated town in Nye County reached from Las Vegas via SR-160. E. Kellogg Road runs along part of its edge. In January 2018, just over 13 acres of neighborhood-commercial land bordering Artesia on E. Kellogg Road, split by Fox Boulevard, received tentative map approval, with a grocery store and shopping center among the possible uses. A tentative map is an early planning step, so check the parcel's current status with Nye County if nearby retail matters to your decision.
Water and sewer service comes from Pahrump Utility Company, which is also Hafen-family owned, and electricity comes from Valley Electric Association. Buyers moving from Las Vegas should note that these differ from the utility providers in Clark County.
Homes and builders
Several builders have worked in Artesia. Lennar built single-story homes here, and Richmond American Homes builds Thunder Bluff at Artesia, a collection of ranch-style homes within the Artesia at Hafen Ranch masterplan. The final phase added custom and semi-custom homes. Most listings are single-family homes. Because Artesia was built by several builders over five phases starting in the 2000s, homes vary in age, floor plan and finish. Production homes from Lennar and Richmond American sit alongside custom and semi-custom homes from the final phase, so the builder and phase matter when you compare two listings on the same street.
Amenities
Lennar describes the Artesia masterplan's shared amenities as:
- A community center
- A dog park
- Walking trails
- Play areas
That list comes from builder marketing when Lennar opened sales, so confirm current amenities, access and upkeep with the HOA and by visiting in person before you buy. Lot sizes and yard layouts also vary by phase and builder, which affects how much private outdoor space a given home offers.
HOA
MLS listings reference an Artesia HOA. We could not confirm an official association website or whether there are separate sub-associations, so check the HOA details and documents on each listing. Currently 100% of Artesia listings report HOA dues, with a median of $23 per month. Ask for the resale package early so you can review the rules, reserves and any amenity details before your inspection period ends.
Buying in Artesia now
Artesia currently has 40 homes for sale at a median list price of $458,894. In the last 12 months, 44 Artesia homes sold at a median of $450,000. Because Pahrump is in Nye County rather than Clark County, property taxes, permits and county services run through Nye County, and utility accounts are set up with Pahrump Utility Company and Valley Electric Association rather than the Las Vegas providers. If you are weighing Artesia against other south Pahrump options, compare lot sizes, builder, phase and HOA documents side by side. For the broader market, see the Pahrump market report.
