About Mountain Falls

Overview and history

Mountain Falls was developed by William Lyon Homes, a Newport Beach, California-based builder, under a development agreement between Nye County and Mountain Falls Acquisition Corp. The agreement was secured in December 2002, allows up to 3,200 homes and runs through December 2030. By July 2019 just over 1,000 homes had sold, with about 1,400 units mapped. The land is zoned under a Specific Plan of Development, and the community's water rights came from former farmland.

Mountain Falls as a whole is not age-restricted. Only the Ovation section is a 55+ neighborhood (details below).

Location and getting around

Pahrump is an unincorporated town in Nye County, and Mountain Falls sits on its south side. Access is from Highway 160 and Mountain Falls Boulevard, with another entrance at Manse Road and Clubhouse Drive. SR-160 is the main route to and from Las Vegas.

Golf and amenities

The Mountain Falls Golf Club at 5001 Clubhouse Drive opened in 2002. It is an 18-hole, par-72 public course: the front nine is a links-style Jack Nicklaus group design and the back nine is a Cal Olson target-style layout with trees and water features. The course is irrigated with reclaimed water, and the club has the Grill Room restaurant, a lake and waterfalls, walking trails and Spring Mountains views. The residents-only Mountain Falls Clubhouse has three seasonal pools (splash, activity and lap), a spa, a fitness center, a multipurpose room and a community lounge.

Homes and neighborhoods

Early phases leaned toward Italian and Tuscan architecture; newer phases shifted to desert modern, desert contemporary and desert prairie styles. Planning areas approved in 2017 included PA 4C (103 lots on 21.79 acres along Mountain Falls Parkway) and PA 6 (226 lots on 50.25 acres inside the golf course community). Builders named by the HOA include Richmond American and Taylor Morrison, and Paradiso Villas is one of the named neighborhoods.

Ovation at Mountain Falls is a gated, age-qualified 55+ neighborhood that opened in April 2018 and is planned for about 600 homes. It has its own clubhouse with a pool and spa, pickleball and tennis courts, a 24-hour fitness room, bocce, horseshoes, a demonstration kitchen, billiards and a craft room, and Ovation owners can also use the Mountain Falls clubhouse and golf course. Because the community has been building since the early 2000s, listings range from earlier Italian and Tuscan-style homes to newer desert-modern plans, so compare the phase and builder when you look at homes side by side.

HOA structure

The Mountain Falls Homeowners Association is the master association, managed by CCMC. Ovation homes belong to a separate Ovation Homeowners Association, which runs the Ovation clubhouse.
