About Tuscany

Where the homes are

Every listing here is in ZIP 89011, inside the gate. The parcels are the subdivisions within Tuscany, and the price band shifts from one to the next. Tuscany Parcel 18 holds the most listings and typically lists between $500K and $750K. Tuscany Parcel 14, along with Parcels 19, 22, 5 and 6B, sits in that same $500K to $750K band.

Parcels 15 and 25 are where the lower band shows up, typically $300K to $500K. If your budget tops out near $500K, start with those two and then check the townhouse listings, which are a small part of the mix.

What the homes are like

Construction began in 2005, so nothing here is older than that. Listings were built between 2006 and 2018. Most are 2010 or newer, and about two in five date from 1990 to 2009, which here means the early phases from 2005 on. Builders changed over the years (Rhodes Homes, Dunhill Homes, Century Communities and Lennar), so floor plans and finishes depend on the phase and the builder more than the street.

The median home is 2,459 square feet at $234 per square foot. Roughly a quarter of the listings are single-story, so most are two-story plans. A smaller share have a private pool. Homes along the Chimera fairways add golf-course frontage, and it's worth standing in the backyard at different times of day to see how much play and cart traffic you would live with.

HOA dues and what to check

The Tuscany Master Association runs the guard gate, the recreation center, the pools, and the parks and trails. The recreation center has a fitness room, tennis, basketball and racquetball courts, resort-style and lap pools, meeting rooms and a library. The median monthly HOA on current listings is $220.

The association's own materials don't describe separate sub-associations, but confirm that in each listing's disclosures. Some parcels or townhouse groups can carry extra dues for exterior or shared maintenance. Chimera Golf Club is public and separate from the HOA, so owning here doesn't include golf. Ask for the current resale package, which shows dues, any assessments and the rules on parking, landscaping and rentals.

Getting around

Tuscany is on the Henderson side of Lake Las Vegas, and East Lake Mead Parkway is the main road out toward the rest of Henderson and the valley. The master association office is at 850 Olivia Parkway. Tuscany was first planned as age-restricted but was redesigned as an all-ages community, so there is no 55+ rule on these homes. Daily-life draws inside the gate are the walking trails, the parks and the recreation center. Lake Las Vegas is next door but is its own community.

Recent sales

78 homes sold here in the last 12 months, with a median sold price of $497,500. Homes currently listed have a median of 60 days on the market. Compare a home's list price with the sold median, and look at what recently closed in the same parcel before you decide how to offer.
